Role Description

• This is a full-time on-site role for a Site Quantity Surveyor in Singapore. The Site Quantity Surveyor will be responsible for tasks such as the following :

1. Reports to Project General Manager/Project Manager
2. Quantity taking off
3. Study pre-contract files
4. Identify specified or equivalent materials
5. Study pre-contract quotations and to obtain new quotations for works
6. Check availability of stock of materials and their delivery time
7. Check/sourcing of quotations, clarify, and assist in the negotiation with sub-contractors and suppliers
8. Reconcile quantities in contract and those claimed by sub-contractors and suppliers
9. Monitor, measure, and price variation works
10. Prepare periodic progress valuation
11. Check progress claims submitted by sub-contractors
12. Study all site instructions issued and advise Project Manager of time and cost implications
13. Monitor the expenses of the project and advise the Project Manager on the financial status
14. Brief site staff on procedure of recording and confirming oral instructions
15. Closing of final account

Requirements:

• Possess Diploma/Degree in Quantity Surveying;
• Fresh graduate/ 1-3 years’ working experience related to main building tenders;
• Good knowledge of reading specifications and building drawings;
• Able to work under pressure and meet tight deadline;
• Proficient in Microsoft Office;

1. Responsible for the preparation of architectural detailed shop-drawings and working drawings (Architectural / structural) using Revit and ensuring that design and detail confirms to project construction.
2. Assist Project Team by providing timely BIM Coordination and best knowledge with accurate information for construction.
3. To extract information from 3D Revit and develop the shop-drawings and resolve discrepancies in the drawings with Engineering Department & Project Team.
4. Develop detailed drawings and specifications according to Client-Consultant's needs / request.
5. Develop As-built drawing for submission / handover for project completion to client / consultants.
6. To assist with Tender Bids / Drawings by developing overall floor plans and sectional drawings.
7. To attend Technical / BIM meeting when required.
8. Ensure all required drawing is completed on-time.

Key Press

Filing System

• Filing and updating of all administrative documents and files and ensure that they are kept and filed in a manner which facilitates their easy retrieval

Meetings

• Assist in preparation of logistics and refreshment for Council Meetings / Annual General Meeting

Event Management

General Summary of Responsibilities

• Responsible for the day-to-day maintenance and operations of the condominium / property.
• Manage all maintenance functions to the highest standard expected for the client and the subsidiary proprietors (Security, Cleaning, Landscape).

Insurance

Contractor / Procurement Management

• Ensure compliance with divisional policies
• Allow Competitive tendering to ensure purchases and service contracts are on competitive terms.
• Ensure compliance with warranties, guaranties and defect liabilities.
• Ensure proper co-ordination/management of renovation works.
• Ensure all purchase/ works orders issued are in order and within the budget allocated.
• Ensure effective control over all licensed contractors appointed to service the estate.
• Ensure that all orders and instructions issued by the Council either verbally or in writing are carried out promptly and efficiently.
• On site co-ordination of all plant and equipment maintenance by contractors· Prepare all tender documents, agreements, contracts and other legal documents.
• Review all contracts, agreements and insurance 3 months before their expiry and recommend renewal or call for quotation/ tender.
• Review all service providers’ performance.

Complaint Management

• Keep proper records of and attend to all complaints, queries and feedback made by the subsidiary proprietors/residents and to establish and maintain good relationship at all times.
• Ensure all residents’ complaints are attended to promptly and efficiently.

Financial Management

• Recommend a sound budget for each year to determine the amounts to be collected for the Maintenance Fund and Sinking Fund.
• Covenant enforcement:

(i) Effective Maintenance Fund collection.

(ii) Monitor the expenditure incurred to avoid large variation from budget.

(iii) Effective management of surplus funds through’ fixed deposits.

(iv) Maintaining proper book- keeping and proper accounting records.

(v) Ensuring GST returns are submitted on time.

• Advise Council if expenditure is within the budget approved at General Meetings/Monthly financial accounts/revision monthly statement.
• Ensure daily audit on petty cash management.

Facility Booking
