• M&E condition surveys to assist service charge disputes - condition and specialist advice on for example boilers, chillers, air handling units, electrical HV/LV, lighting, small power, fire alarm systems. Assessment of remaining life spans to aid service charge disputes.
• Re-tender of demised office M&E contracts - maintenance specification writing, creation of M&E asset lists, assessment of statutory tasks, sub -contract roles, tender reports to clients.
• Assessment of value for money of M&E maintenance contracts, the starting point usually cost and/or quality and research of alternative costs.
• Assessment of costs within landlord's lifecycle plans on behalf of the tent i.e., questioning the necessity and scope of works by lease end or lease break dates.

You will enjoy acting for a broad spectrum of national housing associations, charities and local authorities, providing comprehensive Real Estate advice on everything from complex regeneration schemes, to the development of affordable housing provision.

You will be working with a growing team of Real Estate lawyers undertaking a range of complex and high-value energy projects, often with colleagues from other disciplines including construction and infrastructure, commercial, environmental and planning.


What you'll need to succeed
In growing these areas, I am very keen to speak to talented Real Estate Solicitors/ CILEx Lawyers with either demonstrable expertise in any of the three key disciplines above, or to Real Estate lawyers who are keen to diversify and specialise in any of these three areas.
You will be an excellent communicator with proven technical and organisational skills, and be able to demonstrate your ability to build strong and lasting relationships with clients while showing a genuine commitment to their business needs.

Job Description:

We are seeking a highly skilled and experienced Response Repairs Surveyor to join our team. This role involves surveying properties for residents, raising works orders with contractors, and monitoring the progress of repairs and maintenance tasks. The ideal candidate will possess a deep understanding of damp and mould issues, as well as asbestos management.

Key Responsibilities:

•      Conduct thorough property surveys for residents.
•      Identify and assess repair and maintenance needs, particularly related to damp and mould issues.
•      Raise detailed works orders with contractors and ensure timely execution of tasks.
•      Monitor the progress of repairs and ensure all work meets the required standards.
•      Maintain clear and effective communication with residents, contractors, and other stakeholders.
•      Ensure all health and safety regulations, particularly concerning asbestos, are adhered to.

Requirements:

•      Proven experience in property surveying and repairs.
•      In-depth knowledge of damp and mould issues.
•      Familiarity with asbestos regulations and management practices.
•      Excellent communication and interpersonal skills.
•      Calm, thoughtful, and methodical approach to work.
•      Strong organisational skills and attention to detail.
