About the role

We’re searching for a Property Manager to join our friendly and hard-working team at A2Dominion. This role will be responsible for delivering excellent property management service within Specialist Housing (Keyworker Sector) including multi-occupancy & self-contained dwellings and carry out landlord obligations within regulatory requirements.

Key responsibilities:

To participate in the allocation of rented accommodation to applicants including issuing tenancy paperwork, collection of payments, management of void units to establish an efficient and effective turnaround of properties minimising rental loss
To partake in the end of tenancy process, including processing notices to vacate, management to end rental accounts, arranging rent refunds as appropriate, inspect properties and release of deposits
Be the point of contact for our customers to resolve and investigate complaints and issues raised by residents and provide advice and guidance
To carry out and monitor regular estate and property inspections, ensure accurate records are maintained and actions are taken to deal with issues
Monitor contractor performance at the schemes and feedback to stakeholders regarding any performance deficiencies experienced from contractors
Be empowered to deliver residential property management duties ensuring high levels of customer satisfaction at all times (e.g. manage customer disputes and anti-social behaviour)
Be responsible for resolving customer queries promptly, including liaison with the A2Dominion Operational Teams, customers, partnering Trusts as required
Encourage, support and, where appropriate, proactively encourage and (if required) enforce occupants of buildings towards good housekeeping and fire safety practices

More about you

For this role, we’re looking for someone with the following:

Educated to GCSE level or equivalent in Math’s and English (Grades A*- C)
Full UK Driving License and access to a vehicle
Previous experience of working in property management is essential
Previous experience of delivering front line customer service in a front facing role
Proven experience of problem solving for residents and understanding their needs
Good level of IT Knowledge including Outlook, Word and Excel, and an ability to compile and write reports
Excellent verbal and written communication and interpersonal skills
Has or willing to study towards professional membership/qualification (CIH/IRPM/CMI or equivalent)

At FABRICA, we’re on a mission to provide affordable homes through shared ownership schemes. We’re seeking a dynamic Field Sales Executive to guide our customers through their home-buying journey - from first inquiry to handing over the keys.

Some Key Responsibilities

Ensure the FABRICA sales process and customer service standards are always followed.
Meet KPIs on a daily, weekly and monthly basis including sales targets, response times, lead generation, inbound and outbound call and email activity, viewing, reservation and exchange conversion rates.
Register and thoroughly qualify new applicants using a consultative approach.
Manage and maintain a database of applicants from initial enquiry through to exchange and completion. Ensure all customer information and contact is accurately recorded onto the CRM system.
Build ongoing relationships and gain a clear understanding of customer requirements with a large database of applicants for all future phases and schemes.
Demonstrate an in-depth knowledge of buying a FABRICA shared ownership product.
Generate and conduct viewings with applicants once qualified.
Match each applicant to the product that suits their needs and affordability and provide a personalised sales and customer experience.
Manage the process of assessing affordability alongside our Financial Advisors as well as the priority allocation process alongside each Local Authority as outlined within the S106.
Coordinate communication with purchasers, their solicitors and the FABRICA solicitor to ensure reservations progress to exchange within the exchange deadline.
Maintain the relationship with the customer throughout the entire transaction from enquiry to completion including conducting the home demonstration and key handover / legal completion with each purchaser ensuring an exceptional customer experience.
Effectively pass over the relationship with the customer to the relevant team post completion.
Ensure the entire sales process with each customer is recorded on the Group CRM system and live information is available at any time.
Ensure all paperwork and audit information is completed for each sale and is held on the Group online filing system and reflects all information within the CRM system adhering to the group compliance and governance processes.
Maintain the Sales, Customer Service, Anti Money Laundering, Priority Allocation, Data Protection, New Homes Quality Code and Health and Safety procedures at all times and actively carry out regular checks to ensure these are being adhered to.
Attend all Weekly and Monthly meetings as per the FABRICA meeting structure.
Produce a report at the end of each day alongside the wider Field Sales Team to outline performance and activity on each site.
Gather and maintain competitor analysis reports to ensure you are well informed about your market and share with the wider Sales & Marketing team for market context.

More about you

Educated to GCSE level or equivalent in Maths and English (Grades A*- C).
Proven track record in meeting sales targets or delivering excellent customer service (real estate or housing experience is a bonus).
Familiarity with affordability assessments, shared ownership, or mortgage processes (or willingness to learn).
Experience of delivering excellent customer experience in a front facing role.
Experience using Customer Relationship Management (CRM) software to manage leads and customer data.
Confident in handling inbound/outbound calls, emails, and in-person interactions.
Proven ability of working well in a fast-paced, target-driven environment with a can-do attitude.

About the role

The role covers all areas of property management and resident liaison for approximately 500 A2Dominion Private Rented and Intermediate Rented properties across Central and Greater London. You will be based in our Ealing office with flexible working from home and will be required to travel to the properties regularly to carry out your key responsibilities.

Previous property management experience and a strong ability to liaise with residents is essential. You will need to be confident, personable and comfortable speaking to residents in person while onsite, and on phone and email while working remotely.

Some Key responsibilities

Resolving customer queries promptly, including liaison with the A2Dominion Operational Teams, residents, and 3rd party providers as required.
Establish and maintain effective relationships with internal and external customers and provide support to your Line Manager, Lettings Team and your Team.
Carry out a planned program of Estate & Property inspections, taking responsibility for following up reporting and actions.
Overseeing Block cost control and reporting, to deliver a cost effective service.
Ensuring compliance monitoring is carried out in accordance with agreed schedules & legislation.
Ensuring any legal notices are served to residents correctly along with accurate record keeping and attendance at Court when required .
Facilitate the successful implementation of empty property management processes, minimising costs and lost revenue.
Facilitating change of sharers, rent increases and renewals, and carrying out reference checks, right to rent checks and issuing tenancy agreements.

We have a fantastic opportunity for a Leasehold Manager to act as the main point of contact for our customers and to block manage a portfolio of Leasehold properties within assigned neighbourhoods, ensuring that all properties are well-maintained and comply with relevant health and safety regulations. About the Role

You will provide effective leadership of the Electrical team as part of the Building Services department who are responsible for ensuring the safe operation and statutory compliance of all M&E related equipment and customer safety.

Your team oversee the management of the Electrical services contracts and delivery of the communal & domestic electrical testing programme within our residents’ homes across the A2D property portfolio. You will be responsible for ensuring compliance with statutory and regulatory requirements through effective contract management, accurate reporting and robust asset data.

You will be tasked with improving contractor performance and have financial oversight of all contracts, ensuring budgets and targets are met through effective monitoring and control of expenditure.

You will lead on the procurement of new contracts where required, followed by effective contract management of those contractors to ensure that all contractual obligations are met and adhered to.

You will support the team to ensure we provide quality homes and places for our customers by exceeding service and regulatory expectations through delivery of the corporate strategies.

More about you

You will hold a level 5/6 qualification in an M&E related discipline or be able to evidence an extensive M&E background
Significant M&E Contract & Project management experience and working with various forms of contract and experience of managing programmes of work more than £5m
Knowledge of the Building Regulations, compliance standards and able to read and understand technical specifications and drawings
Experience of providing effective customer focused services, in an M&E or related maintenance or repair setting

Be the point of contact for our customers to resolve and investigate complaints and issues raised by residents and provide advice and guidance

Monitor contractor performance at the schemes and feedback to stakeholders regarding any performance deficiencies experienced from contractors
Be empowered to deliver residential property management duties ensuring high levels of customer satisfaction at all times (e.g. manage customer disputes and anti-social behaviour)

Role Overview
You will be the voice of A2Dominion in supporting our customers with queries such as making payments, booking appointments and repair issues. Senior Property & Safety Manager
Salary: Circa £48,000 dependent upon experience and qualifications
Type: 1 Year Fixed Term Contract. Full time (35 hours per week)

About the role

As a Senior Property & Safety Manager you will work within a newly created team whose vision is to achieve outstanding building safety and management standards in our highest risk buildings.

We are looking for individuals who are confident in dealing with residents from all our main tenures, understand estate finances, have a working knowledge of relevant legislation and experience in either housing management or building construction and safety. You will need excellent communication skills as you will have to present information to a wide variety of audiences and build relationships with key stakeholders.

Key Responsibilities:

The focus of this role will be service delivery for: fire safety and compliance; estate expenditure and budgets; resident engagement; estate management strategy documentation; and contract management.
Be the responsible person for ensuring your building and asset information is captured and maintained in the appropriate IT system and to the highest possible standard.
Take responsibility for keeping up to date with building safety legislation and take an active role to support your Head of Department with the review of our services and management to ensure it is aligned with legislation.
Draft, implement and manage the management strategies for your estates and buildings to achieve the highest level of safety, customer satisfaction and with a low customer effort required.
Work collaboratively with Building Safety Manager to develop, maintain, and manage the Building Safety Case (the principles of life safety, including fire safety and building compliance, for the management of the building) for A2Dominion population of “tall/complex buildings.”
To carry out and monitor regular estate inspections, ensure accurate records are maintained and actions are taken promptly and resolved at the earliest opportunity.

The role covers all areas of property management and resident liaison for approximately 500 A2Dominion Private Rented and Intermediate Rented properties across Central and Greater London. Previous property management experience and a strong ability to liaise with residents is essential. You will need to be confident, personable and comfortable speaking to residents in person while onsite, and on phone and email while working remotely.

Some Key responsibilities

- Resolving customer queries promptly, including liaison with the A2Dominion Operational Teams, residents, and 3rd party providers as required.
- Establish and maintain effective relationships with internal and external customers and provide support to your Line Manager, Lettings Team, and your Team.

We’re searching for a Scheme Manager to join our friendly and hard-working team at A2Dominion.

- Be accountable for Health & Safety and Fire safety checks including comprehensive and clearly auditable records. Effective liaison between internal departments as necessary.
- Effective management of the building and estate to ensure effective health and safety management, security, and cleanliness of the site. This will include things such as reporting repairs, undertaking fire alarms, conducting pull cord checks and effective recording of this.
- Assist the Housing and Lettings Team by completing viewings, assessments, tenancy sign up and induction meetings to ensure customers understand the tenancy agreement, their rights and obligations, service specification and property facilities, complying with legislative and accreditation requirements.
- Effectively manage the termination of tenancies and associated liaison with the voids, lettings team and contractors.
- To provide a person-centred service to our customers that encapsulates our ‘Retirement Living’ ethos utilising the provided tools and guides available.
- Accountable for appropriate and effective safeguarding reporting and actions, in line with legislation and internal reporting systems.
- Be responsible for customer engagement and consultation, facilitate customers’ aspirations for social and wellbeing activities, proactively engaging with care, statutory, and voluntary agencies, ensuring the service and site is accessible to all.
- Manage facilities including guest rooms and communal room bookings.
- To manage low level ASB cases in accordance with policies and procedures working with the Housing team and provide clear guidance to customers reporting ASB.
- Provide customers with advice and facilitating move to alternative accommodation as required.
- To be the point of contact and liaison with all relevant agencies, both statutory and voluntary as required.
- Assist customers to claim Housing Benefit and other welfare benefits, to ensure rent arrears are reduced and rent is paid regularly and on time.

Intensive Housing Management Night Worker

Role Overview

This is an exciting opportunity to join our Care and Support Team within a supported housing setting. Day-to-day, you'll be working alongside a small team of Intensive Housing Management Workers to manage the day-to-day health and safety of the building and to safeguard the clients that live here by answering clients enquiries and providing reactive support to those that are in crisis in the absence of the main support team.

Key Responsibilities
• Ensure that Health & Safety checks are carried out by the team in accordance with A2Dominion's policies and procedures and that voids are kept to a minimum.
• Ensure safeguarding policies are followed.
• Reception duties including answering the telephone, coordinating transport when necessary, updating the appointment book and signing in and out visitors and keys.
• Process voids and report/follow up repairs.
• Engage with external partners to ensure the best outcome for our residents.
• Ensure reporting documents are being completed.
• Work closely with the support team and housing officer to address any breaches of a client’s licence with the aim of preventing client evictions and focusing on tenancy sustainment.
• To report to the Senior Intensive Housing Management Worker (IHMW) to highlight any concerns regarding the day-to-day running of the building that compromises the safety of the building, staff and the residents that live within it.
• Providing emotional support in a sensitive and empathetic manner, offering guidance in accordance with procedures and the boundaries of the job role.

• Experience in Homelessness and/or substance misuse and/or mental health is preferred but not necessary.

Purpose

Responsible for the delivery of administrative activities to support the employee and Organisational Development Lifecycle as per protocols, policy, and standard operating procedures.

Key responsibilities/ deliverables

Accurate and timely delivery of administrative tasks to support the full HR/ People Services lifecycle.
The timely triage, delegation, and resolution of customer enquiries using Service Now, providing advice to managers and employees where required.
Manage volume administrative activities to required timelines and expected service quality.
Run reports to support employee lifecycle monitoring, particularly in relation to training events.
Interrogate and update HR / people systems (Cornerstone & Resource Link) as required and in line with General Data Protection Regulations (GDPR). Such as the creation and updating of learning assignments and updating core employee details.
Support projects to deliver new initiatives within HR/People Services.
