Scope of Responsibilities:

1. Assist in performing daily maintenance works & ensure all maintenance activities are completed within the allocated time frame and budget constraints.
2. Maintain all machinery, equipment and peripherals to ensure they are in good operating condition at all times.
3. Handle machinery, including Group Mechanical, Electrical and Instrumentation vehicles and tools, as part of the daily duties.
4. Ensure all machinery is in good operating condition before and after operations.
5. Advise the team on maintenance service frequency, ad-hoc repairs, and major repairs required to keep all machinery well-maintained.
6. Comply with instructions, procedures, and operational controls related to the Quality Management System (QMS), Environment Management System (EMS) and Occupational Health and Safety Management System (OHSMS).
7. Perform any other duties as directed HOD or Immediate Superior.

Requirements:

1. Minimum certificate in Mechanical Engineering or equivalent.
2. At least 3 years of experience in a similar role with knowledge in electrical engineering / automotive mechanics.
3. Basic knowledge of machinery and equipment maintenance.
4. Ability to handle tools and machinery safely.
5. Good team player, strong attention to detail and problem-solving skills.
6. Good time management and organizational skills.
7. Valid driving licenses including D, GDL, E and H.

Job Brief:

Oversees the day-to-day operations of the maintenance department. Evaluates systems or facilities to determine maintenance or repairs that need to be performed. Assesses building systems to plan work assignments and project schedules. Responsible for supervising and participating in the activities of Engineering. Responsible for all operations equipment in the hotel and supervise all technician on duty, assign the job to all technician on duty according to the priority, manage the utilities consumption such as electricity, water and etc. Take immediate action for all out of order/ not functions equipment which effect to the operations. Follow up all work request from all department. Also, ensure the safety and comfort of the guests and employees.

Job Responsibilities:

• Supervises and participates in scheduled R & M programmed work in the following scope :

1. M & E system including air-conditioning, electrical, fire protection, plumbing and sanitary, sound system, other ELV services and building related contents.
2. Building works including furnishing, furniture and fixture, wall and floor covering, ceiling repair structural repair, Masonic, glazing, iron-monger, carpentry, painting and varnishing.
3. Engaged in the Preventive Maintenance, or installation of mechanical equipment such as air-conditioning, ventilation, plumbing and sanitary system.
4. Check all engineering equipment on every shift such as chiller, boiler, pumps, cooling tower, compressors, AHU, Generator sets, lift, fire system etc.
5. Monitor all works carried out by outside contractor such as maintenance contract or new works / upgrading. Give training or sharing knowledge to technician in order to carry out the job in effectively and efficiently.
6. Take immediate action for all out of order/ not functioning equipment which affect operations. Follow up all work request from all department.

• Determine work load and assigns personnel to specific jobs for R & M programme.
• Prepare and requisite materials for repair works under R & M programme.
• Compute actual expenses upon completion of R & M programme.
• In charge of the chilled water and cooling water distribution network, and monitoring and control of corrosion on pipe work and make schedule for pipe replacement when the need arises.
• Design and prepare estimates for installation or alteration of mechanical equipment such as air-conditioning, plumbing and sanitary system.
• Supervise operation of ventilation system during power failure.
• Determine workloads and assigns personnel to specific jobs, prepares work scheduled maintenance personnel under his supervision.
• Responsible for KNOWCROSS system, incident complaint, MATV system.
• Responsible for supervision of swimming pool and recreation facilities on water treatment and repairs.

• Recording electrical, water consumption of apartments and common areas meters.

Job Brief:

Job Responsibilities:

2. Perform preventive maintenance work as per schedule on air-conditioning, refrigerating equipment, ventilation system and mechanical equipment.
3. To carry out duty on modification and installation of air-conditioning, refrigerating equipment, ventilation system and mechanical equipment.
4. Reinstate premises after tenant check out and monitor the fitting out during renovation on air-conditioning system.

6. To carry out routine and non-routine inspection on air-conditioning, refrigerating equipment, ventilation system and mechanical equipment. 7. Performs duties on R&M Programmes as scheduled to upkeep building furnishing and all related work on building furnishings.
8. Attends to tenant’s check-out maintenance and reinstatement.
9. Immediately attends to emergency breakdown of water -leakage, electrical black-out and sanitary corkage.
10. Responsible for Preventive Maintenance on the M&E system, masonry and other supporting facilities.
11. Provides lighting, power, sound system and other related equipment and fixtures for special functions and promotions.
12. Carries out inspection, lubrication, cleaning, corrosion maintenance, adjustment, replacement, etc. on all building fittings, equipment and fixtures.
13. Carries out repairs and maintenance to kitchen equipment such as : Oven/stove, Refrigerator, Kitchen Exhaust Fan, Electric Kettle, Electric cooker/stove.
14. Check and maintain sewerage system I/CS location as shown in the engineering drawings and landscape area (excluding annual vacuuming).
15. Check and maintain Jacuzzi, swimming pool equipment and facilities (excluding water treatment and pool cleaning).
16. Participates in project-works such as metal fabrications, installation work, and modification of M&E works.
17. Participates in In-House Fire Drill and Testing.
18. Operating and monitoring air-conditioning plant as per specified scheduled, report abnormal situation to superior immediately.
19. To be fully involved in emergency management. E.g. running the chiller plant base on actual load requirement, “Off” unnecessary lighting, check timer, VSD etc.
20. Ensure the recording of all log sheets and check list as per time intervals by operators : Refrigeration logs, Electrical log for air-conditioning system, Handing over and taking over duty checklist.
21. Monitoring and computing energy consumption on each shift.
22. Monitoring M&E installation other than air-conditioning as per specified schedule.
23. Carry out emergency repair on breakdown of building services in the absence of the Technical Officer.
24. Supervises operation of lifts during power failure.
25. Attends to tenants’ complaints with the afternoon shift technician on minor repairs of electrical and plumbing failures, air-conditioning leaks and sound and vision failures.
26. Receives and record complaints made by tenants and other department authorities after office hours.
27. Upkeeps the plant room and is responsible for security control.
28. To carry out inspection, lubrication, cleaning, anti-corrosion, adjustment, replacement etc. on all machinery including kitchen equipment and refrigeration system.
29. Technician is required to work on 2 or more rotating shifts as and when stated in the Engineering Duty Roster regardless of any changes made by the company hereafter. In an emergency after 12 midnights, Technicians may be recalled to attend to breakdown if required. Technician is required to respond to paging at all time.
30. To perform light inspection in all common area which include the corridors, car park and garden area. To replace and blown bulbs or any defect.
31. Perform duties common to non-supervisory staff or the building maintenance as and when assigned by his superior from time to time.
32. Give responses to acknowledge and welcome guests in line with company standards.
33. Assist in monitoring all work being performed by outside contractors.
34. Offer maintenance and repairs to public areas, guestrooms and administrators office buildings.
35. Always keep the working areas clean and tidy, including store.
