Job Brief:
Responsible for operating, monitoring building contents and the general repair and maintenance work on all Mechanical & Electrical services/systems, mechanical and plant equipment and building content services (carpentry, painting, carpeting, welding, fire alarm system, refrigerator, plumbing, air conditioning, laundry machine, kitchen equipment, structural, electronic, sound equipment, etc. and other maintenance work necessary to maintain the property in an optimum and efficient condition. Keep all equipment in good repair with a minimum of downtime by providing day-to-day maintenance of the hotel. And to Complete maintenance work orders from all departments on a timely basis by following hotels standard operating procedures. Continually work towards and support the improvement of engineering service to guests, other departments and fellow staffs.
Job Responsibilities:
- To carry out duty on maintenance work on air-conditioning, refrigerating equipment, ventilation system and mechanical equipment.
- Perform preventive maintenance work as per schedule on air-conditioning, refrigerating equipment, ventilation system and mechanical equipment.
- To carry out duty on modification and installation of air-conditioning, refrigerating equipment, ventilation system and mechanical equipment.
- Reinstate premises after tenant check out and monitor the fitting out during renovation on air-conditioning system.
- Attend to emergency breakdown of air-conditioning, refrigerating equipment, ventilation system and mechanical equipment immediately upon receipt of information prior to maintenance work order.
- To carry out routine and non-routine inspection on air-conditioning, refrigerating equipment, ventilation system and mechanical equipment. Carries out maintenance works for repair of fridge, oven, cooker-hood, water-heaters (calorifier), electrical, plumbing and sanitation, fire protection and other building maintenance work i.e. (Wallpaper) wall covering, silicon works, tiling, carpeting and iron mongery.
- Performs duties on R&M Programmes as scheduled to upkeep building furnishing and all related work on building furnishings.
- Attends to tenant’s check-out maintenance and reinstatement.
- Immediately attends to emergency breakdown of water -leakage, electrical black-out and sanitary corkage.
- Responsible for Preventive Maintenance on the M&E system, masonry and other supporting facilities.
- Provides lighting, power, sound system and other related equipment and fixtures for special functions and promotions.
- Carries out inspection, lubrication, cleaning, corrosion maintenance, adjustment, replacement, etc. on all building fittings, equipment and fixtures.
- Carries out repairs and maintenance to kitchen equipment such as : Oven/stove, Refrigerator, Kitchen Exhaust Fan, Electric Kettle, Electric cooker/stove.
- Check and maintain sewerage system I/CS location as shown in the engineering drawings and landscape area (excluding annual vacuuming).
- Check and maintain Jacuzzi, swimming pool equipment and facilities (excluding water treatment and pool cleaning).
- Participates in project-works such as metal fabrications, installation work, and modification of M&E works.
- Participates in In-House Fire Drill and Testing.
- Operating and monitoring air-conditioning plant as per specified scheduled, report abnormal situation to superior immediately.
- To be fully involved in emergency management. E.g. running the chiller plant base on actual load requirement, “Off” unnecessary lighting, check timer, VSD etc.
- Ensure the recording of all log sheets and check list as per time intervals by operators : Refrigeration logs, Electrical log for air-conditioning system, Handing over and taking over duty checklist.
- Monitoring and computing energy consumption on each shift.
- Monitoring M&E installation other than air-conditioning as per specified schedule.
- Carry out emergency repair on breakdown of building services in the absence of the Technical Officer.
- Supervises operation of lifts during power failure.
- Attends to tenants’ complaints with the afternoon shift technician on minor repairs of electrical and plumbing failures, air-conditioning leaks and sound and vision failures.
- Receives and record complaints made by tenants and other department authorities after office hours.
- Upkeeps the plant room and is responsible for security control.
- To carry out inspection, lubrication, cleaning, anti-corrosion, adjustment, replacement etc. on all machinery including kitchen equipment and refrigeration system.
- Technician is required to work on 2 or more rotating shifts as and when stated in the Engineering Duty Roster regardless of any changes made by the company hereafter. In an emergency after 12 midnights, Technicians may be recalled to attend to breakdown if required. Technician is required to respond to paging at all time.
- To perform light inspection in all common area which include the corridors, car park and garden area. To replace and blown bulbs or any defect.
- Perform duties common to non-supervisory staff or the building maintenance as and when assigned by his superior from time to time.
- Give responses to acknowledge and welcome guests in line with company standards.
- Assist in monitoring all work being performed by outside contractors.
- Offer maintenance and repairs to public areas, guestrooms and administrators office buildings.
- Always keep the working areas clean and tidy, including store.
- All activity must be reported to Supervisor to be written in shift log book, and highlight the important.
Job Requirements:
- SPMV/ or equivalent experience in Building Engineering.
- Minimum 3 years related experience.
- Microsoft Office.
- Fluent in Bahasa and average in English. Knowledge of any dialect will be an added advantage.
- Strong communications skills and excellent delegation work.
- Self-motivated, analytical and organized.
- Team player and able to train and mentor team member.
- Ability to create excellent working relationships with all levels within the hotel.
- Ability to create key action plan for the project.
