ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
• Manage the building staff in absence of the Facility Manager or Senior Facility Manager. Includes all managerial functions, which are included in the Facility Manager and Senior Facility Manager job descriptions, or directed by the manager.
• Responsible for the day-to-day operations of the facility(s) or campus, including janitorial, life-safety, engineering, site services, and general maintenance are implemented and carried out in a manner consistent with C&W policies and client directives. • Supervise all maintenance programs relating to the interior and exterior conditions and appearance of the properties

• Provide information and reports necessary for the development of capital budgets for the facility. This includes contributions towards a five-year plan of maintenance, facility improvement, and cost reduction initiatives
• Collect, analyze, and prepare reports of such statistical data as may be required to provide accurate and current assessment of facility management objectives
• Complete understanding of management contract, vendor agreements, and other building/facility contracts and all requirements contained therein
• Monitor and ensure that tenants and vendors comply with insurance requirements and coordinate all claims as required
• Proactively inspect the facility, systems, rooms, common areas, etc. and report back any findings or issues to the Facility Manager
• Hire, train and motivate facility personnel. Maintain positive staff relations. Conduct or approve performance evaluations for staff

• Responsible for all lease administration duties
• Monitor collections and coordinate default proceedings
• Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives

Specific functions of this role include:

• Perform all monitoring, routine inspection, maintenance & repair, specialized maintenance, and performance testing in a professional and efficient manner.
• Monitor and supervise as appropriate the performance of any sub-contractors.
• Utilize the administrative tools used to schedule activities, measure performance and document facility status.  
• Perform all activities in compliance with stated goals, objectives, and service levels.
• Efficiently operate, maintain, and repair all infrastructure support systems in compliance with policies and procedures.  Systems include:
  • Chiller Plant, including cooling towers and associated pumps
  • Computer room air conditioning (CRAC) units
  • HVAC systems, including direct expansion systems, air handling units, fan coil units and exhaust fans
  • HVAC and Critical Systems Building Automation Systems (BAS)
  • Generators, fuel storage and filtering systems
  • Electrical Switchgear and emergency power transfer
  • UPS and Battery systems
  • Fire Alarm /Fire Sprinkler / Fire Suppression systems
• Operate and maintain all equipment in compliance with applicable codes
• Operate and maintain the facility in compliance with Environmental Health and Safety (EH&S) policies and procedures
• Monitor, record and analyze equipment logs and readings
• Perform water testing and add chemicals to HVAC systems as required
• Respond to work requests as directed by the work order system
• Maintain a daily activity log in approved format
• Continued training of all phases of facility operations to enhance efficient operation and emergency response.
