Essential Duties:

• Develop a construction schedule during the project planning phase
• Establish project objectives, policies and procedures within the boundaries of company policy (i.e,, project start-up meetings, project start-up information, progress meetings, etc.).
• Prepare and distribute bid packages to qualified vendors and conduct pre-bid meetings to those selected
• Negotiate final cost and scope of work for all subcontracts, change orders and purchase orders as required
• Direct the activities involved with the preparation of mock-ups
• Management, coordination, and inspection of contractor work while project is in progress and be able to contribute feedback that might make work safer, cheaper, cleaner, lower impact or any other way improve the operational success of the projects
• Familiarity with accepted buildings practices, materials and techniques, knowledge of common and general code requirements, ADA requirements, mechanical systems and components, permitting processes and requirements, market pricing and lien waivers.
• Strong ability to read and understand plans and specifications, comprehensive knowledge of commercial construction means, methods and “best” practices and related systems.
• Responsible for  maintaining an accurate/up to date project schedule, cost report, weekly reports and progress photos
• Regularly monitor field operations through site visits and inspections and scan jobsite for potential safety concerns.
• Work with superintendent to develop site logistics plan
• Act as liaison between Property Management and Construction Team
• Coordinate preparation and distribution of all project close-out materials including, but not limited to, warranty manuals and as-built drawings
• Coordinate, supervise and ensure completion of all Warranty issues after project completion through the approved warranty process
• Ensure accurate and timely final billings from subcontractors and collect all final lien waivers, warranties, as-builts, etc…
• Ability to assist Construction Manager on due diligence walks – assess property conditions, estimate repair and construction costs, mark-up site plans with work locations, creation of DD reports and projected budgets, assessment of landscape and drainage conditions, taking and publishing photos of work examples and written summaries of overall property

Key Responsibilities

• Responsible for overseeing the execution of all activities for managed scope area, i.e., the West Support Building and Boiler Chiller Plant (BCP).
• Ensure all external contractor(s) and design resources (Services During Construction - SDC) are delivering their scope of work in accordance with their contractual agreement, escalating to Execution Director where appropriate / required by contract terms.
• Accountable for managing the project budget, commitment, actual cost, and forecast detail with support from the Cost Reporting Lead.
• Responsible for ensuring direction provided by the Client has been documented and communicated to the appropriate external contractor(s) and incorporated into the project documents including issue management/tracking and ensuring alignment amongst project stakeholders.
• Responsible for overseeing permit coordination and municipal approvals in partnership with external contractor(s).
• Responsible for change control activities including scope and pricing coordination/review of proposed changes from external contractor(s) and SDC resources.
• Manage the schedule with support from the Schedule Integration Lead by providing updates to activities for the Integrated Project Schedule, identifying acceleration opportunities, and developing recovery plans to mitigate delays as required.
• Coordinate approvals of POs and CBS / WA packages from Execution Director (and Program Leaders as required) through Project Bank Meetings with an enhanced focus on understanding yet-to-commits.
• Responsible for earned value management including performing site-walks to inspect work-in-place (WIP) and coordinating the approval process of invoices for all external contractor(s) and SDC resources on scope area.
• Identify, evaluate, and develop mitigation plans for potential risks associated with construction activities.
• Regularly report on the project's progress, financial status, and potential risks to the Execution Director
• Support the Project Controls Team with integrating project data into the Project Control Tower.

The Ideal Candidate will have the Following:

• Experience in the semiconductor or similarly technically complex industry.
• Experience with wide range of facility types across the entire project lifecycle (Entitlement, Planning, Design and Build).
• Strong executive presence with an ability to communicate with and influence senior leaders.
• Experience with project controls, contract development, administration, and claims management.
• Experience selecting, developing, and managing design and construction-related service providers.
• Familiar with industry standard construction technology solutions (i.e., cost management systems, BIM 360, SmartSheet, Primavera P6, Bluebeam, Procure, Plangrid, etc.)

Physical Demands

Base Salary Range: 

$168,364.00 - $252,547.00

Pay may vary based upon relevant experience, skills, location, and education among other factors.  ​
