This position involves maintenance and repair of grounds, exterior structures, buildings, and related fixtures, requiring the use of a variety of trade practices associated with occupations such as carpentry, masonry, plastering, painting, and other related trades. Duties include but are not limited to:

Carpentry
The incumbent uses skilled techniques to construct, install, repair, and modify wood and wood substitute structures and items requiring close tolerance fit and structural soundness. Typical work assignments include constructing and repairing a wide variety of structural items such as building frames, rafters, concrete forms, walls, staircases, door and window frames, interior and exterior trim, and miscellaneous items such as workbenches, counter tops, bookcases, equipment cabinets, computer consoles, and items requiring limited decorative trim and molding. The incumbent lays out and installs various modular furniture assemblies. The incumbent sets up and operates a wide variety of wood working machines and tools. The incumbent assembles items with a variety of joining techniques such as miters, rabbets, dados, biscuit, and mortise and tenon, and use glues and adhesives to secure wood pieces, veneers, and counter tops. The incumbent uses wood, metal, and various composite materials when installing or replacing interior partitions, flooring (to include carpet, laminates, VCT and other industry standard types), panels, suspended ceilings, counter tops, and moldings. The incumbent interprets drawings, blueprints, and specifications independently, and determines the layout and work sequences and types of lumber or special related materials. The incumbent plans and carries out projects from initial layout to completion. Accuracy, spacing, fit, and structural soundness and finished appearance are essential.

Plastering
The work also involves mixing, application, and finishing of plaster surfaces in the construction and repair of interior walls and ceilings. The incumbent performs new - plastering on all types of backgrounds such as metal, wood or gypsum lath, wallboard, and masonry surfaces, as well as repairs and patches plaster and stucco surfaces.

Masonry
Work also involves the maintenance, repair, alteration, and construction of exterior and interior surfaces and structures built of a variety of brick, block, and stone. The incumbent works from oral instructions, blueprints, work orders, and rough sketches. The incumbent plans and lays out the work to be done, selects the proper tools, determines materials to be used, and accomplishes the work in accordance with appropriate methods and accepted trade practices. The incumbent lays common and face brick, firebrick, cinder and cement block, glass block, terra cotta, and various artificial and natural stone in constructing and repairing such items as walls, walks, manholes, boilers, and catch basins. The incumbent lays whole brick in straight, horizontal rows, corners, and more complex curvatures for structures that may include large planters, stairwells and architectural features.

Painting
Paints surfaces by patching, sanding, dusting, and applying paint by brush, spray, or roller to interior or exterior surfaces. Determines the methods, techniques, devices, and materials that are best suited to the surface finish required to insure surfaces have a smooth textured and decorative appearance, for example glossy finish, flat finish, grained effect, or a finish that must meet specified thickness. Prepares surfaces by hand and power sanding, sand blasting, wire brushing, filling, shaping, and leveling with metal and synthetic resins. Mixes and applies pre-coating agents such as pickling and alkali compounds to remove scale, rust, dirt and old paint from surfaces so that coating materials will adhere properly leveling dents and scars. Applies coating materials including paint, varnishes, shellacs, and special painting materials with any of the accepted trade devices including brushes, rollers, rollers with extension handles, airless spray guns including pole guns and graining devices designed to give special effects. Uses coating techniques that insure surfaces are fully coated, protected and free from drips and runs.

Installs and/or repairs windows, doors, hinges, locksets, panic hardware, door closers, suspended ceilings, and a variety of furniture. Installs and/or repairs various plumbing fixtures such as sinks, water faucets, toilets, urinals, and their control mechanisms such as flush valves, diaphragms, shut-off valves, shower controls1 replaces p-traps and garbage disposals. Installs and/or repairs various minor electrical components such as light fixtures, receptacles, switches, TV cable outlets, vacuums, and shampooing equipment. Applies paint using brush or roller, tapes and spackles dry wall, using pre-mix filler as required.
• Operates a variety of gasoline, diesel or electric powered-wheeled vehicles, such as platform trucks, van trucks, and stake trucks.
• Performs laborer duties when there are no maintenance or gardener duties to perform due to inclement weather, shortage or unavailability of supplies, etc., or as required assisting with other projects.
• Performs other related duties as assigned.

This may include self-propelled artillery, tracked cargo and personnel carriers, road graders, mobile cranes, front loaders, bulldozers, power shovels, tanks, tracked combat vehicles, all-terrain vehicles, semi-trailers, forklifts, tractors, and accessory equipment. Troubleshoots, repairs and/or overhauls, as a regular and recurring duty, a variety of the mechanically complex major systems to include internal combustion engines, turbine engines, automatic and non-automatic transmissions, heavy duty drive line systems, and hydraulic utility systems and controls, cross drive or similar multi-system transmissions and a variety of intricate fuel injection systems. Makes repairs and modifications to assemblies and components such as voltage regulators, generators/alternators, brake cylinders, etc., for use or placement in systems for which they were not specifically designed. Improvises work when standard procedures do not apply.
• Troubleshoots equipment with a variety of the mechanically complex major systems and diagnoses difficult performance problems and the cause of mechanical failures by means of visual and auditory checks, uses test equipment such as engine analyzers, compression testers, voltmeters, ohmmeters, pressure gauges and computer diagnostic tools. Utilizes embedded diagnostics in equipment and a wide variety of specialized original equipment manufacturer system analyzers in order to determine the exact nature or extent of repair. • Removes and disassembles engines and complex major assemblies, sub-assemblies, components, and fuel, hydraulic, and oil pressure systems. Makes the appropriate repairs, overhaul, or modifications in accordance with the proper repair specifications and procedures, and improvises repair techniques when standard procedures are not available. Reassembles engines and other systems, and adjusts, tests, and reinstalls in vehicles and equipment as necessary. Makes adjustments and repairs to electrical and suspension systems. Repairs equipment with a variety of interconnected systems to include state of the art electrical and electronic, fuel injection, interconnected gear reduction, multiple engines, and similarly complex systems. Improvises, substitutes, or alters components or parts to fit into systems for which the items were not specially designed or finds other ways to correct defects when existing methods and procedures do not give desired results.
• Independently performs repairs and maintenance functions with little or no supervision in remote locations. Provides technical guidance and specialized team leadership to lower grade employees within the team. Assists lower grade mechanics in performing major repair work on interconnected complex systems such as electrical, air and hydraulic systems, complex state of the art electrical and electronic systems that use specialized diagnostic equipment to identify problems, complex fuel injection systems and other similar complex systems. May provide Field and limited Sustainment maintenance at unit locations as part of a "contact team."
• Conducts readiness and repair inspections on vehicles and associated equipment supported by the activity. Performs operational inspections and ensures vehicles and equipment are properly serviced, including brake adjustments, replacing hydraulic fluids, greasing, cleaning, etc., and performs other preventive maintenance operations as required. Inspects supported equipment prior to use during Inactive Duty Training (IDT) and Annual Training (AT), to ensure that it is functioning properly. May inspect in-process repair work of lower graded repairer to ensure equipment is being repaired in accordance with pertinent requirements. May serve as a commodity inspector during Command Maintenance Management evaluations (COMET) or as a member of a Maintenance Assistance Instruction Team (MAIT). • Performs electrical repairs on complex state of the art electrical and electronic systems requiring extensive training on specialized diagnostic equipment to identify problems.
• Assists in the maintenance of production reports and records, and makes recommendations to the supervisor. Plans, organizes, and performs technical analyses as required or assigned. Makes recommendations to the supervisor as to adjustments necessary to effectively, efficiently and economically accomplish the work and maximize production.

As a Surface Maintenance Repairer (Title 32), WG-5801-8/10, you will perform the following duties:

(1) Performs limited diagnosis, routine repairs and maintenance on heavy-duty mobile equipment, combat, tactical and automotive vehicles. Assists higher graded mechanics in the repair and/or overhaul of major systems to include internal combustion engines, turbine engines, automatic and non-automatic transmissions, heavy duty drive line systems, and hydraulic utility systems and controls. Makes routine repairs that can be accomplished by removing, adjusting, or replacing defective or worn parts and components. Performs work in accordance with technical manuals, lubrication orders, maintenance bulletins, regulations or management policies.
(2) Performs limited diagnoses to determine the cause of mechanical failures by means of visual and auditory checks and/or uses basic test equipment such as compression testers, voltmeters, ohmmeters and pressure gauges. Determines when parts should be cleaned, adjusted or replaced with standard parts to complete work orders.
(3) Removes, replaces, adjusts, cleans and installs parts and components such as wheel seals, switches, sensors, fuel pumps, water pumps, power steering pumps, brakes, filters, radiators, bearings, springs, shock absorbers, wheel cylinders, starter motors, mufflers, battery cables, and other items of similar complexity.
(4) Independently performs routine repairs and maintenance functions in remote locations that can be accomplished by removing, cleaning, reinstalling, or replacing defective parts of components and systems using standard parts. Receives guidance and instruction from a higher graded mechanic or supervisor to perform non-routine and more complex repairs on portions of major assemblies and/or systems. May provide field maintenance at unit locations as part of a "contact team". Recovers and evacuates inoperable vehicles from the unit location of breakdown.
(5) Conducts limited readiness and repair inspections on vehicles and associated equipment supported by the activity. Performs Preventive Maintenance Checks and Services (PMCS) and ensures vehicles and equipment are properly serviced, including brake adjustments, replacing hydraulic fluids, greasing, cleaning, etc. Performs other preventive maintenance operations as required to ensure that equipment is functioning properly.
(6) May perform routine maintenance and limited repairs on basic communication equipment such as radios, field telephones, amplifiers, switchboards, recorders, intercoms by removing and replacing components and elements. Performs minor body and fender, or other metal repairs, using peening hammers, dollies and limited welding. Performs limited repairs and routine maintenance on small arms and accessory equipment by replacing worn or damaged parts. Makes minor repairs to canvas and leather items using bonding/sealing compounds and hand tools such as awls, canvas needles etc.
(7) In conjunction with or in the absence of the Tools and Parts Attendant, may maintain supply documentation, and the receipt, store, issue, and inventory of tools and parts used in the trades operation.

As a Surface Maintenance Mechanic Inspector (Title 32), WG-5801-11, you will perform the below duties:

1. Inspects a large variety of heavy-duty mobile equipment (i.e., combat, tactical, etc.) and automotive vehicles (i.e., attack tanks, large cranes, tank retrievers, fire trucks, bridge transporters, armored vehicle launched bridges, bulldozers, road graders, crawler tractors, power shovels, self propelled earth compacting equipment, self propelled artillery, etc.). May also inspect heavy artillery, small arms, powered support and other equipment or components of equal or lesser complexity. May assist higher-graded inspectors to perform inspections on equipment repairs.
2. Inspects complex, interrelated mechanical, hydraulic, pneumatic, electronic and electrical systems, equipment and their components while in operation or in a standby condition. Inspects and performs tests to braking, steering, and differential systems, which are mechanically integrated with the transmission; to large engines, which directly power multiple hydraulic and pneumatic systems; to intricate fuel injection systems; to turret stabilization systems; and to other systems combined in a single, complex mechanical assembly. Uses specially designed testing methods and test equipment such as computerized test sets, precision gauges, electronic sensors, injector test stands, engine scopes, etc., to assure that tolerance and safety factors have been met.
3. Inspects equipment to determine repairs needed. Utilizes established Maintenance Expenditure Limits (MEL) to evaluate economic feasibility of repair(s). Considers a variety of factors such as cost and availability of parts, man-hours, and impact of time constraints on the mission to assess whether repair is economical. Recommends to a higher echelon to condemn equipment when the repair costs exceed the established MEL. Prepares lists of needed repairs, parts, and man-hours authorized. Performs in-process inspections to assure that equipment is being repaired in accordance with pertinent requirements. Performs final inspection, certifying that equipment is in satisfactory operating condition, or rejects the work and returns the equipment to the repair shop with specific reports prescribing additional repairs.
4. Serves as inspector on Command Maintenance Evaluation Teams (COMET) and/or as a member of Maintenance Assistance and Instruction Teams (MAIT).

PROPERTY MAINTENANCE

• Perform maintenance repairs throughout the property including the common area amenities, occupied units and vacant units.

ABOUT THIS POSITION:

At Fairfield, our properties are known for the visible and available on-site staff that keep our residents loving where they live. Our Maintenance Technicians assist in the maintenance and repairs necessary to meet our high standards of excellence for overall property quality and curb appeal. Like all members of our Property Management Team, our Maintenance Technicians are focused on ensuring customer happiness by responding to maintenance repair requests in a timely manner and preparing vacant units in preparation for new resident move-ins.    

This role is a great opportunity for someone with prior experience in property or building maintenance. WHAT YOU CAN EXPECT TO DO IN THIS ROLE:

PROPERTY MAINTENANCE

• Perform maintenance repairs throughout the property including the common area amenities, occupied units and vacant units.

• Assist in maintaining the exterior grounds and providing excellent curb appeal.

• Diagnose problems and repairs in the areas related to electrical, plumbing, HVAC, swimming pools, carpentry, dry wall, exterior structural and appliances.

CUSTOMER SERVICE & COMMUNICATION

• Deliver outstanding customer service to all residents.

• Communicate and effectively work together with your fellow team members. 

COMPLIANCE & SAFETY

• Complete regular inspections as directed by Maintenance Supervisor.

• Ensure that policies and procedures as well as safety and compliance expectations are met.

• Strictly adhere to ethical standards including, but not limited to, the ability to maintain confidentiality.

WHAT YOU’LL NEED ON DAY ONE:

• Minimum one year of previous experience in property management maintenance, other building maintenance, or related trade required. ​

• Technical knowledge in the following areas: electrical, plumbing, HVAC, swimming pools, carpentry, dry wall, exterior structural, and appliance repair.

• A valid driver’s license and reliable transportation are required for on-call maintenance rotation.

• High school diploma or equivalent required.

• Ability to read, write, understand, and communicate in English required.

• General computer skills, including operating a mobile device required.

• Strong attention to detail, organizational, time-management, and problem-solving skills

• Superior customer service skills including the ability to manage difficult customers and/or situations.

• Ability to work independently.

• Ability to work a flexible schedule to include weekends, evenings, and holidays.

• Ability to maintain a flexible, available schedule to respond promptly and resolve after-hours and weekend emergency maintenance.

*The First-Year Bonus, less usual deductions, will be divided into two equal payments: the first payment following the completion of 90 days of employment, and the second payment following the completion of 1 year of employment.

Estimated Rate of Pay:

This position is non-exempt; the range above reflects hourly rates.

The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements:

• Learn how to diagnose and repair basic automotive including brakes, alignments, suspensions, cooling and electrical.
• Change oil and/or transmission fluid and filters.
• Install and perform tire maintenance. • Install batteries, shock absorbers, exhaust systems and check electrical systems.
• Road test vehicles.

• Ability to learn basic mechanical tasks.
• Must have a valid automobile driver's license at all times and be able to drive customer and company vehicles.
• Experience in automotive service industry preferred.
• Reading, writing, and math skills.

The Role:

Responsible for performing highly diversified duties to install, troubleshoot, repair and maintain equipment according to safety, predictive and productive maintenance systems and processes to support the achievement of the venue's business goals and objectives.

Job Functions:

• Keep the venue safe and clean at all time, including by not limited to: clean and disinfect all fixtures, floors, mirrors, doors and walls of restrooms, keep all guest facing area free of trash, restock restroom paper materials and hygiene products as needed.
• Keep work areas neat and orderly, clean equipment and assist with other cleaning duties as assigned.
• Provide emergency/unscheduled repairs of production equipment during production and performs scheduled maintenance repairs of production equipment during machine service.
• Show CARE by participating in venue recycling efforts before, during and after the show.
• Perform simple machinist duties and responsibilities.
• Perform mechanic skills including, but not limited to, mechanical, electrical, pneumatic, hydraulic, troubleshooting and repair of production machines.
• Read and interpret equipment manuals and work orders to perform required maintenance and service.
• Diagnose problems, replace or repair parts, test and make adjustments.
• Perform regular preventive maintenance on machines, equipment and plant facilities.
• Perform a variety of plumbing maintenance and carpentry functions.
• Use a variety of hand and power tools, electric meters and material handling equipment in performing duties.
• Detect faulty operations, defective material and report those and any unusual situations to proper supervision.
• Comply with safety regulations and maintain clean and orderly work areas.
• Perform all other duties as assigned or needed.

Qualifications:

• Must be highly motivated and able to work independently.
• Position requires constant walking, climbing stairs, lifting and carrying 50 lbs+ and occasional sitting
